What to do before we arrive

  1. Close the main stopcock, usually next to the water meter at the front boundary. If the leak is on the hot side, the isolating valve on the geyser’s cold supply stops it too.
  2. Switch the geyser off at the distribution board if the leak is anywhere near it or near the ceiling.
  3. Move valuables and electrical items away from the water, and keep clear of sagging ceiling boards.
  4. Photograph the damage before anything is moved. Your insurer will ask for it.

Leaks you cannot see

The City of Cape Town’s test works anywhere: close every tap, make sure nobody flushes, read the water meter, wait at least 15 minutes and read it again. If the last digit has moved, water is escaping somewhere: under a slab, in a wall, or in the line from the meter to the house.

We trace it with electronic leak detection, so the floor or the paving is opened only where the leak is, not wherever it might be. Leaks on your side of the meter are yours to fix: the City’s own guidance is that owners repair all leaks on private property.

A rebate on water lost to a burst, in Stellenbosch

Stellenbosch Municipality may grant a rebate on water lost through a burst pipe, a burst geyser or an underground leak. Under section 89(2) of its Water Services By-law, you report it within seven days with a certificate from a registered or qualified plumber, and the rebate covers at most three months. We give you that certificate after the repair.

A rebate on an underground leak, in the City of Cape Town

In Somerset West, Strand, Gordon’s Bay, Kuils River and Brackenfell, the City of Cape Town refunds half the cost of water lost to an underground leak, over three billing months, once a plumber has confirmed and fixed it. It is allowed once per owner per property, for homes and some non-profits, and visible leaks, defective toilets and overflowing geysers do not qualify. You apply with a plumber’s report giving the date of the repair, where the leak was, what it was and what was done: ask us for it when we fix the leak.

When the whole town is flooded

During the April 2024 storm in Stellenbosch, with houses damaged all over town, a customer phoned Malan on a Sunday morning and had two of our plumbers at the door by ten. Emergencies do not keep office hours, and neither do we.

Questions people ask

Do you really answer at night and on weekends?

Yes. Emergency call-outs run 24 hours a day, seven days a week. Call 081 559 2180.

How fast can you get to me?

It depends on where you are and what else is happening that day. We are based in Plankenbrug, Stellenbosch: most of Stellenbosch is minutes away, and Somerset West and Paarl are about half an hour.

How can I tell if I have a hidden water leak?

Close every tap, make sure nobody flushes, read the water meter, wait at least 15 minutes and read it again. If the last digit has moved, water is escaping somewhere. Toilets are a common culprit: the City of Cape Town’s test is 15 drops of food colouring in the cistern, and if the bowl changes colour within 15 minutes, it leaks.

Can I get a rebate from the City of Cape Town for a water leak?

For an underground leak, yes, once per owner per property: the City refunds half the cost of the leaked water over three billing months, after a plumber confirms and fixes the leak. Visible leaks, defective toilets and overflowing geysers do not qualify.

Where is the main stopcock?

Usually beside the water meter at the street boundary, sometimes in a small box in the pavement. Some houses have a second stopcock where the supply enters the house.
